Organic winery and vineyard in the heart of the Vino Nobile production area, with a spacious farmhouse in Montepulciano.
We are located in the heart of the Nobile di Montepulciano region, just a very short distance from the town center, in an area renowned as a premier zone for winemaking. In this land, the Etruscans were the first to plant vineyards, giving this wine the appellation "of the nobles"—a title well-deserved thanks to the intense aroma, full body, and elegance that have characterized it for centuries. The winery is developed across two production lots, distributed as follows:
The first lot for sale includes:
- All buildings: farmhouse, winemaking cellar, vinsantaia (Vin Santo aging room), tasting room, aging cave, warehouses, and outbuildings for equipment storage.
- Agricultural equipment
- 5 hectares of land, broken down as follows:
- 1.38 ha of Chianti DOCG
- 1,200 sqm of Rosso di Montepulciano
- 1 ha of Nobile di Montepulciano DOCG
- 1.32 ha of olive grove with 975 trees
- 1.3 ha of uncultivated land
Separately available is a second lot consisting of approximately 5 hectares, including:
- 4.5 ha of Nobile di Montepulciano DOCGù
- 7,000 sqm comprising olive grove and coppice woodland.
The operational buildings include: An underground cellar set into a natural cave, perfectly lined with copper to prevent dust from crumbling from the tuff stone, complete with a full bottling line and a modern cellar with a tasting area and accessory rooms such as: warehouses, a vinsantaia, a tool shed, and an attached residential structure comprising a living room, kitchen, storage room, bathroom, hallway, and two bedrooms, with space for potential expansions.
The equipment, which is semi-new and of high quality, includes: Tractors, fertilizer spreaders, plows, an excavator, a destemmer, a bottling machine, a labeling machine, presses, heat pumps, barrels, and modern wine production systems.
No Agricultural Improvement Plan (Piano di Miglioramento Agricolo) has ever been submitted, which opens up the possibility of requesting additional building volume; the business is therefore free from constraints.
There is ample room for further development and potential, such as:
Farm-to-table restaurant activity (agri-ristoro)
Agritourism glamping/camping (agri-camping) with integrated wooden cabins
Direct sales of farm products
On-site residence for the agricultural entrepreneurs
The winery is currently certified "organic", with a predisposition for conversion to the "biodynamic" method.
The key strengths of this property are that the business is fully operational, currently in production, well-structured, and organized. Furthermore, the current owners are fully available to provide a one-year transition support period (affiancamento) to facilitate the handover and ensure an in-depth understanding of all operational processes.
